I’m Nebiye – A UK Property Investor & Mentor

"It's nice to know how to do something, It's more important to know why - becuase this motivates you through the challenging times"

My property journey

I took the decision to get in to property investing so I can build a life of freedom while honouring the sacrifices of my Eritrean parents who immigrated to the UK in the 1980s.

Taking on their work ethic and my drive, I built a profitable 6 property portfolio while working a 9–5 job.

Every person that starts this journey will have their own reason behind it, some have many reasons while others will have a singular reason driving that push. Regardles of your reasons, most of our goals and what we want to achieve from it are usaully aligned.

Setbacks & Challenges

Everything you do in life requires some commitment and hard work, property investing is no exception to the rule! As beginer it was a tough grind while working a 9-5 job and I also made mistakes along the way.

For example my first property - a leasehold flat, which at time seemed a good deal, however I did not undertand or crunch the numbers as well as I should have. From additional maintiance, leashold fees and estate agency fees, I was looking at a very low ROI.

You will make mistakes, its part of the journey. As a mentor I am here not only to guide you through any setbacks but also guide you away from making the same mistakes I did.

How I Would Choose the Right Mentor for Me & What to Look For

Finding the right property investing mentor can massively accelerate your progress — but only if they’re genuinely experienced, trustworthy, and aligned with your goals. Here are the key things to look for when choosing a mentor:

1. Real, Proven Results (Not Theory)
Look for someone who actually owns profitable UK rental properties, understands the market, and can show evidence of their deals, numbers, and long-term success.

2. Transparency About Their Journey
A good mentor openly shares their wins, failures, learning curve, and the strategies that got them where they are.

3. Experience With the Strategy You Want to Follow
Whether it's buy-to-let, BRRR, HMOs, or portfolio growth — choose someone who has done exactly what you want to do.

4. Personalised Support (Not Generic Training)
Group courses have their place, but real progress often requires someone who will look at *your* finances, *your* area, and *your* goals — and give direct, tailored guidance.

5. Clear, Action-Based Teaching
The right mentor gives you steps, tools, templates, and systems — not just motivation.

6. Ethical, No-Hype Approach
Avoid anyone promising overnight wealth, “passive income in 30 days,” or unrealistic returns. A genuine mentor focuses on sustainable, low-risk wealth building.

7. Good Fit on Values & Communication
You’ll be working closely with them, so make sure their teaching style, values, and communication match what keeps you motivated and accountable.

As someone who has built a profitable UK buy-to-let portfolio while working full-time, I now help everyday people start or scale their own investing journey through 1-1 mentorship, monthly coaching programs, and practical, experience-based guidance.
